I am a parent, why should my student live at Farmer's Exchange?

Parents value Farmer's Exchange for its prime location directly across from UGA and its historic charm. Safety is prioritized through entrance and hallway cameras, secure keypad/fob access, and dedicated maintenance. Our team is frequently on-site for tours, events, and general check-ins.

Tell me about the history behind the Farmer's Exchange building?

Constructed in 1897, the Farmer's Exchange is a cornerstone of Athens' commercial history. Originally a cotton warehouse and general store, it became the legendary Farmer's Hardware in 1972. Its 1997 conversion into luxury lofts preserved the industrial character with original 14-foot heart-pine beams, exposed brickwork, and soaring ceilings.

What are the leasing office hours?

Monday-Friday: 8:30 am - 5:00 pm. Closed Saturday and Sunday.

What's Included

Are the units furnished?

Most are unfurnished, but fully furnished options are available in our Lofts+ Collection. We also will furnish any unit for a 15% premium to rent.

How fast is the Wi-Fi at Farmer's Exchange?

Up to 500 Mbps.

How tall are the ceilings / How large are the windows?

As a historic building, dimensions vary by unit. 100s/200s Buildings: 10ft ceilings, window sizes vary greatly. 300's Building: mostly 2 story units, the lower levels have 8ft ceilings and upper levels have 10+ ft ceilings; window widths are typically 40 inches with varying lengths.

What amenities do you all offer?

We have a study room, computers, printers, a pool table, TV, couch, outdoor patio furniture, and an outdoor grill. There are numerous amenities you can access in Athens downtown that are within steps of the building.

What are some of the optional add-ons?

On-site or off-site parking (contracted separately) and pet rent ($35/month).

What do furnished units come with?

A furnished bedroom at Farmer's Exchange comes with: full sized bed and mattress, two under bed/stackable storage drawers, desk, and desk chair. A furnished living room comes with: entertainment stand, smart TV, sofa, and coffee table.

What do the units already have?

Private bedrooms with either a loft that can fit a full sized mattress or no loft with room for a full size bed. Stainless-Steel Appliances, Granite Countertops, Wooden Cabinets, 10+ ft Ceilings, Electronic Fob/Key Code entry, Large Windows that give the best views of Downtown Athens. Some units have Washers and Dryers.

What is not included in my installment?

Renter's insurance, electricity, and a $30/month flat fee for water/trash.

What size shower curtain should I order?

Standard tub combos use a 72-inch curtain; standing showers vary.

What's included in my installment?

High-speed Wi-Fi, on-site shared laundry access, and full use of all building amenities.

Roommate Matching

Do you offer roommate matching if I don't have enough people to fill my apartment?

Yes, students without roommates can rent a bedroom in a unit with other students. Contact the office for availability.

Lease Terms & Installments

Can we rent a 3-bedroom unit if there are only two of us?

Absolutely! You have two great options:
- Roommate Matching: You can rent two of the bedrooms, and we will match you with a third roommate to fill the final spot.
- Private Unit Upgrade: If you'd prefer to keep the third bedroom empty for extra space or a home office, you can reserve the entire unit for a 15% premium. This guarantees your privacy and ensures no additional roommates will be placed in your home.

Do you offer double occupancy?

No. Only one resident per bedroom is permitted.

Do you offer month-to-month leases?

Usually not, but check with the leasing office to see if we can accommodate.

How long of a lease can I sign?

Standard leases are 12-month installments (August - July). 6-month leases are available for a 15% rent premium.

When is my installment due? How do I pay?

Rent is due on the 1st of every month (late fees will be applied after 5pm on the 4th) and can be paid via the tenant portal (debit/credit or e-check). Payments cannot be split.

What if I need to break my lease or plan to go home for the summer?

Our lease does not permit lease breaking, these situations are handled on a case-by-case basis. You may sublease your unit, but you must contact the office to coordinate.

What is an installment?

The total lease amount is divided into 12 equal payments. Because it is a flat total, August and July are not prorated.

Leasing Process & Fees

Can I switch floor plans if I have already signed a lease?

We handle this situation on a case-by-case basis. Contact the leasing office for more information.

Can we rent a 3-bedroom unit if there are only two of us?

How do I fill out the application?

We highly recommend you take a tour before filling out the application. After your tour, we will email you the application. The application must be filled out by the prospective tenant. You can put your cosigner's financial information in the income section if you do not make 2.5x the amount of rent.

How do I lease an apartment?

1. Apply: Submit your application and ID online. 2. Deposit: Pay your reservation fee via the portal once approved. 3. Sign: Electronically sign the lease (applicant and guarantor). The reservation fee becomes your refundable security deposit once the lease is signed.

Is renter's insurance required?

Yes. You can provide your own or opt into Appfolio's insurance through the portal.

What fees will I be charged that aren't included in my installments?

Application Fee: $75 (non-refundable). Admin Fee: $250 (one-time; can be split on JS leases). Rekey Fee: $100 (one-time; can be split on JS leases). Reservation Fee becomes your Security Deposit: One month's rent (refundable at move-out).

What is a JS Lease vs. a Bed-to-Bed Lease?

Joint & Several (JS): Roommates share 100% responsibility for total rent and damages. Each person on the lease may be held fully responsible for the financial burden of the lease.

Bed-to-Bed (BTB): You are only responsible for your specific bedroom and a share of common areas. Bed-to-bed leases result in a 15% premium to rent.

What is a guarantor? Is one required?

A guarantor is a co-signer who must earn a gross income of 3x the monthly rent and have a credit score of 601+. If you lack a guarantor, you can use Leap (Guarantor Waiving Program) or TheGuarantors.

Why do you need my Social Security number?

To run standard credit and criminal background checks. No one but our small team will see your SSN.

Parking

Am I guaranteed a parking spot?

No. Spaces are limited. Contact the office immediately to reserve a spot.

Is on-site parking available? How much is it?

On-site parking is $130/month; off-site is $50/month. Both are first-come, first-served and require a separate contract. We also have an area where you can lock/park your bicycle on our back patio.

Other Questions

Do you allow pets?

We allow 1 cat; dogs are not permitted. You must sign the pet agreement form. Pet rent is $35/month with a $300 nonrefundable pet deposit. Pets in shared units require unanimous roommate consent. Assistance animals are exempt from fees.

How are the apartments laid out? Can I lease a unit next to my friend?

Farmer's Exchange features three distinct buildings with a diverse range of floor plans and pricing. We are happy to help friends find units near one another whenever possible! Contact our leasing team today to discuss current options.

How do I request maintenance?

Submit all requests through your Tenant Portal.

How do I set up electricity?

Joint Lease: Set up an account directly with Georgia Power. Bed To Bed Lease: CityBlock Properties bills you monthly for your share of the unit's total usage.

What security does Farmer's Exchange provide?

The building and parking features hallway/entrance surveillance, code-controlled building access, and fob-access for individual units and bedrooms. Our patio is fenced with controlled access.
